Property Management

We currently act for a group of private individuals who collectively own a portfolio of commercial investment properties in East Dorset. The owners recognised that the portfolio was suffering from years of reactive management and wanted to put in place a long term asset management strategy.

Ridge Asset Management has undertaken a property by property audit and put in place robust financial and building management controls. Current activities include:

• Project coordination of the refurbishment and fit out in respect of a retail unit where terms have been agreed for a letting to a national retail chain. The letting process was coordinated and managed to ensure client objectives were met. This followed the securing of vacant possession from a struggling tenant and significant investment into the fabric of the property.
• Securing vacant possession of obsolete offices above retail to achieve consent for conversion to residential use. We are currently managing the project and consultancy team on behalf of the clients with completion due in Spring 2018.
• Renegotiating existing leases to improve terms, rental income and capital value.
• We continue to collect rents and actively liaise with tenants to maintain and enhance the value of the portfolio.
